
The Greater Woodstock, Vermont market area—Barnard, Vermont; Bridgewater, Vermont; Hartland, Vermont; Plymouth, Vermont; Pomfret, Vermont; Quechee, Vermont; Reading, Vermont; West Windsor, Vermont; and Woodstock, Vermont—saw 14 single-family homes sell in February 2026, with the average price coming in at $674,429. At the end of the month, there were 69 actively listed single-family homes on the market, 32 of which were listed for over $1 million.
In the Greater Hanover–Lebanon, New Hampshire market area—Hanover, New Hampshire; Hartford, Vermont; Lebanon, New Hampshire; Lyme, New Hampshire; Norwich, Vermont; Plainfield, New Hampshire; and Strafford, Vermont—there were eight sales of single-family homes over the course of the month, with the average price settling at $538,115. At month’s end, there were just 41 single-family homes listed in the GHLA market, 16 of which were priced over $1 million.
With spring just around the corner, rising temperatures historically signal increased buying and selling activity in the Upper Valley housing market. Based on all available data and years of analyzing market trends, we are forecasting another strong year in the Greater Hanover–Lebanon market area, where proximity to employment hubs at Dartmouth College and Dartmouth Medical Center continues to help drive buyer demand. In the Greater Woodstock area, we expect a more typical sales market, as we’ve seen conditions normalize in recent years following the post-COVID buying spree. For that to be the case, however, both locales will require an influx of available inventory coming to market in the months ahead.
