Reading Vermont Real Estate Market Report - Third Quarter, 2019


The Reading, Vermont real estate market sales of single-family homes were down dramatically in the first half of 2019 compared to 2018.  Specifically, there were just three (3) sales this year compared to sixteen (16) during the same period of 2018.  As of this writing there were no properties active under contract or pending.


While very discouraging, we believe the significant reduction is due to the reduced inventory that has been observed at the start and throughout the year.


At the onset of this year there were just ten (10) properties actively listed for sale, compared to twenty (20) at the start of 2018, leaving buyers with far fewer choices than in other years past.  There was only a slight influx of anticipated new listings that came on in the spring and early summer– far less than what is typical each year– leaving supply historically very low at the halfway point of this year.  Specifically, there were just fourteen (14) properties available at the end of the first half compared to twenty-six (26) on the same date the year prior.  But interestingly, as of this writing, inventory has nearly matched last year, with sixteen (16) properties this year versus seventeen (17) on the same date last year.


While not as strong as 2017, 2018, and earlier this year, buying activity in the Woodstock area is ongoing and thus we anticipate that the market in Reading will pick up if a healthy number of new properties come on the market in the spring of 2020.
