Quechee Vermont Real Estate Market Report - Third Quarter, 2019

 

Sales in the Quechee, Vermont real estate market continued at a steady pace through the third quarter of this year, fully recovering from its very slow first quarter.  There were forty-two (42) sales of single-family homes, essentially matching the same period of 2018.  As of this writing there were eleven (11) homes active under contract or pending and likely to close by the end of the year.

 

While sales have remained flat over the past several years, the market appears to be strong.  Homes sat on the market for an average of just 5 months before selling, the lowest duration for the market since 2016.  Buyers paid either at or above seller’s asking price for eight (8) of the forty-two (42) homes that closed during Q1-Q3 this year.  Given this, it would not be a stretch to believe that several bidding wars took place.  The average negotiating discount – the % difference between a home’s list price and sale price – was 4.4%. 

 

The market for condominiums in Quechee is extremely robust.  Sales have been trending upward over the past nine years and reached their highest point at the end of the third quarter this year.  Specifically, there were thirty-eight (38) sales during Q1-Q3, up from thirty-six (36) last year, and eleven (11) during the same period in 2010.  Condos that sold this year were on the market for an average of just 3 months before selling – down from 7 months in 2018, and from 16 months in 2012.  

 

On October 1 of this year, there were just twelve (12) condos actively listed for sale, leaving buyers very few options to choose from.  The market will need a significant supply of new condos – more than is typical for the market – to come on the market between now and Spring should buyer demand remain high in 2020.
