The Hartland, Vermont real estate market saw twenty-seven (27) sales of single-family homes during the first three quarters of 2019, up from twenty-two (22) sales during the same period in 2018. As of this writing, there were six (6) additional properties active under contract or pending and set to close in the coming months – setting the market up to outperform 2018, which saw thirty-three (33) sales.
Inventory in Hartland has been declining since 2016 and reached its lowest point at the end of the third quarter this year. Specifically, there were just twenty-four (24) homes actively listed on October 1 of this year, down 31% from the same date last year. This decline is even more pronounced for homes priced below $500,000, where inventory is down 52% - from twenty-three (23) homes last year to just eleven (11) this year.
While many of the other towns adjacent to Woodstock saw a slight reduction in the number of sales and an increase in inventory compared to last year, Hartland is most likely seeing the opposite due to its unique proximity to employment opportunities in Lebanon and Hanover. Home prices in Hanover and Norwich are high and competition for homes in Lebanon and Hartford is fierce, therefore making Hartland a good alternative and an easy commute.
