The Hartford, Vermont real estate market saw sixty-one (61) sales of single-family homes during the first three quarters of 2019, essentially matching the pace of last year which saw sixty-two (62) sales. While the market appears to be cooling off in terms of the number of sales since its peak in 2017– with seventy-five (75) sales during the first three quarters– we maintain the belief that it is lower inventory, rather than any reduction in buyer demand, that is limiting the number of transactions compared to 2017. Ask buyers how their search in Hartford is going for a reasonably priced house in solid condition and they’ll tell you it’s frustrating. Further demonstrating that buyer demand is strong in the market, the average number of days on market for single-family homes that closed during the first three quarters of this year was just 77 days, down from a high of 214 days in 2011. The average negotiating discount– the % difference between a home’s list price and sale price– reached 3.56% for the first three quarters of this year, its lowest mark since 2004. In nineteen (19) of the sixty-one (61) sales that have taken place thus far this year, buyers paid at or above a seller’s asking price.
As of October 1, there were an additional twelve (12) properties under contract or pending.
