The Hanover, New Hampshire real estate market remained strong in the first three quarters of this year with sixty-five (65) sales of single-family homes, essentially matching the same period in 2018. As of October 1, there were an additional eleven (11) properties active under contract or pending and set to close in the fourth quarter.
While it appeared at the halfway point of this year that inventory in Hanover might be increasing compared to years prior, the difference is very small. Specifically, there were thirty-six (36) homes actively listed for sale on October 1, compared to thirty-five (35) on the same date in 2018, and thirty-one (31) in 2017. Buyers paid either at or above a seller’s asking price for eighteen (18) of the sixty-five (65) homes that sold during the first three quarters of this year.
The average amount of time that homes were on the market before selling decreased to just seventy-five (75) days, down from eighty-three (83) during the same period in 2018, and from a high of 151 days during the same period in 2011.
In regard to luxury properties, there were eleven (11) sales of homes listed for $1 million or more– the second-best year for any first three quarters of the year on record. Snyder Donegan was pleased to represent the seller or buyer in four (4) of those eleven (11) sales.
