
The Barnard, Vermont real estate market has had a slow year in terms of sales of single-family homes. Specifically, the market saw eight (8) sales during the first half, down 38% compared to the same period in 2018, which saw thirteen (13) sales. As of this writing there were two (2) homes under contract and set to close in the coming months.
At this point it is unclear whether the slowdown in number of sales is due to reduction in buyer demand or is rather a reflection of the limited supply of homes that were actively listed on the market at the onset of 2019. At the start of this year, there were just twenty (20) homes actively listed for sale compared to thirty-four (34) at the start of 2018, leaving buyers with fewer options from which to choose. Inventory has continued to be low throughout this year but started to increase in recent months. At the end of the third quarter, there were thirty-four (34) houses actively listed for sale compared to twenty-five (25) on the same date in 2018.
Inventory of homes listed for $1 million or more is now at its lowest point since 2014, down from fourteen (14) homes in 2014 to just seven (7) at the end of the third quarter this year.
