Woodstock Vermont Real Estate Market Report - 1H 2019

 

The Woodstock, Vermont real estate market had an exceptional first half of 2019, with thirty-nine (39) sales of single-family homes, up 63% compared to the same period in 2018, and perfectly matching the pace of the record-setting year in 2017.  Homes that sold during the first half of this year were on the market for just 5 months before selling, compared to a high of 16 months in 2015. 

 

The Woodstock market as a whole is now at its strongest point since the recession – and perhaps even since the peak of the market in 2004 and 2005 – in terms of both the number of sales and the number of houses on the market.

 

Supply of homes in Woodstock, which has been declining since 2010 and continues to do so every quarter, is now at its lowest point since post-recession highs.  There were just fifty-five (55) properties listed for sale on July 1 of this year – a 13% decrease compared to the same date in 2018, and a 56% decrease compared 2012.  

 

As inventory continues to tighten while buyer demand remains the same (or greater), the average amount of time that active listings remain on the market lessens.  Homes that were actively listed on July 1 of this year were on the market for just seven (7) months, compared to eight (8) months on the same date in 2018, and from a high of forty-one (41) months in 2012. 

 

While sales are up and inventory has tightened substantially, we have not yet observed a noticeable increase in the prices being paid for homes.  

 

There were five (5) sales of homes over $1 million during the first half of this year, just shy of the six (6) homes that closed during the record setting year of 2017 – but indicating a good year to come for the luxury market.
