Reading Vermont Real Estate Market Report - First Half, 2019

 

Sales of single-family homes in the Reading, Vermont real estate market were down dramatically in the first half of 2019 compared to 2018.  Specifically, there were just two (2) sales this year compared to twelve (12) during the same period of 2018.  As of this writing there were no properties active under contract or pending. 

 

While discouraging, the big picture is that Reading had an exceptional, record-breaking year in 2018, and based on first half data for Woodstock and other adjacent towns, the market as a whole appears to be very strong.

 

The likely explanation for the slowdown is found by taking into consideration the very limited supply of homes that were left on the market for buyers to choose from after the record number of sales in 2018.  At the start of this year there were just ten (10) properties on the market, compared to twenty (20) at the start of 2018.  Unfortunately, there was only a slight influx of anticipated new listings that came on the market during the second quarter, leaving supply diminished.  At the end of the second quarter of this year there were just fourteen (14) homes listed for sale, compared to twenty-six (26) last year.

 

We believe buyer demand is quite strong in the Woodstock market area – including Reading and other adjacent towns – and thus anticipate that the market in Reading will pick up, especially if there are new listings that come on the market.
