
The Norwich, Vermont real estate market saw seventeen (17) sales of single-family homes during the first half of this year, down from twenty-three (23) sales during the same period in 2018. We believe that the reduction in the number of sales is a reflection of limited inventory rather than any decrease in buyer demand, which has been strong over the past several years.
At the beginning of this year there were just eleven (11) houses actively listed for sale, down 52% from the onset of 2016, when twenty-three (23) houses were listed for sale. The number of homes listed for under $500,000 has also come down as well. There were just two (2) homes actively listed on July 1 this year compared to seven (7) on the same date last year.
As of July 1, there were seven (7) properties active under contract or pending, which will likely close in the coming months.
