The Lebanon, New Hampshire real estate market continues to be hot in 2019, with fifty-eight (58) sales of single-family homes during the first half of this year, up slightly from fifty-four (54) sales during the same period in 2018. As of this writing there were an additional thirty-two (32) properties active under contract or pending and set to close in the coming months.
While the number of sales in the Lebanon market look somewhat flat over the past several first halves, we believe that the number transactions are likely being restricted by limited inventory and are thus not representative of the very strong buyer demand that exists.
One sign of strong buyer demand in 2019 can be found by looking at the average number of days that houses sat on the market before selling. This figure has been steadily declining since post-recession highs, and in the first half of this year, houses were on the market for an average of just thirty-nine (39) days before selling, down from an average of one-hundred and three (103) days in 2012.
Additionally, the average price of homes sold in Lebanon reached an all-time high for the market at the conclusion of the first half of this year at $295,000, up from $220,000 in 2012.
