The Hartland, Vermont real estate market saw thirteen (13) sales of single-family homes during the first half of 2019, up from eleven (11) sales during the same period in 2018. While the number of sales in the Hartland market are beginning to look flat year-over-year, we believe that transactions are being limited by available inventory and are not representative of the strong buyer demand that exists.
Inventory of homes in Hartland has been declining since 2016 and is now at its lowest point on record. On July 1 of this year there were just twenty-two (22) houses actively listed for sale, down 37% from 2018, which had thirty-five (35) properties actively listed for sale.
In addition to the general decrease of inventory, the number of homes available for under $500,000 – seemingly the market segment that is in highest demand – have also been substantially depleted. There were just ten (10) houses actively listed for sale on July 1 for under $500,000, down from twenty-three (23) on the same date in 2018 – a 56% reduction.
As of this writing there were ten (10) properties active under contract or pending and set to close in the coming months – most likely in the third quarter.
