
The Hartford Vermont real estate market saw thirty-five (35) sales of single-family homes during the first half of 2019, essentially matching the same period in 2018, which saw thirty-eight (38) sales. While the market appears to be cooling off in terms of the number of sales compared to its peak in 2017 – with fifty-three (53) sales during the first half – we maintain the belief that it is low inventory, rather than any reduction in buyer demand, that is limiting the number of transactions.
To demonstrate that buyer demand is strong for well-priced properties, the average number of days on market for single-family homes that closed during the first half of this year was just 67 days, down from a high of 187 days in 2012. The average negotiating discount – the % difference between a home’s list price and sale price – reached 3.76% for the first half of this year and has generally been following a falling trend since 2011.
As of April 1, there were an additional nineteen (19) properties under contract or pending, likely to close in the third quarter of this year.
