
The Hanover, New Hampshire real estate market had a very strong first half of 2019 - its best year since 2012 in terms of the number of transactions – with forty-six (46) sales of single-family homes. As of April 1, there were an additional eight (8) properties active under contract or pending and set to close in the third quarter.
While tempered, inventory in the Hanover market appears to be rising from prior years. Specifically, there were forty-six (46) homes actively listed for sale at the end of the first half of this year, compared to thirty-eight (38) on the same date in 2018. Despite the slight increase, buyers paid either at or above a seller’s asking price for seventeen (17) of the forty-six (46) homes that sold during the first half of this year.
The average amount of time that homes were on the market before selling decreased to just 63 days, down from 81 days during 1H 2018, and from a high of 147 days during 1H 2011. The average negotiating discount – the % difference between a home’s list price and sale price – was just 2.69%.
In regard to luxury properties, there were seven (7) sales of homes listed for $1 million or more – the second-best year for any first half on record. Snyder Donegan was pleased to represent the seller in one of those two sales – that of 3 Fox Field Lane, which closed for $1,100,000.
