The Barnard, Vermont real estate market has had a slow year thus far in terms of sales of single-family homes. Specifically, the market saw four (4) sales during the first half, down 43% compared to the same period in 2018, which saw seven (7) sales.
While initially discouraging, the lack of sales may not necessarily be indicative of the rest of the year. Barnard had a strong year in 2018 and based on year-to-date data for Woodstock and other adjacent towns, there does not appear to be a market wide slow down – in fact, the market appears to be hot.
To restate what we said in our market report covering the first quarter of this year, one plausible explanation for the decline could be the very limited supply of homes left on the market at the onset of this year after the record setting number of sales in 2018. At the start of this year there were just twenty (20) homes actively listed for sale compared to thirty-four (34) at the start of 2018.
At the end of the first half there were just twenty-eight (28) hoses actively listed for sale, the lowest number since we began keeping track (in 2010). There are presently two houses active under contract or pending, one of which is listed for over $1 million.
Snyder Donegan was pleased to represent the seller and assist the buyer in the transaction of the only property to sell during the first half of this year for over $1 million.
Charts illustrating the above information can be found below, followed by a complete list of the four (4) properties that closed during the first half of 2019.
