
The West Windsor, Vermont real estate market had a strong, record setting first quarter in 2019 with six (6) sales of single-family homes, compared to five (5) during the same period in 2018. As of this writing there were an additional six (6) properties active under contract and set to close in the coming months – most likely in the second quarter.
As discussed in our market report for West Windsor covering the full year of 2018 [Click Here for the 2018 Report], the increased number of sales is most likely due to the substantially diminished inventory in the town of Woodstock. Many buyers who are new to the area begin their search for houses in Woodstock. However, Woodstock has seen a dramatic decline in inventory in the past several years and is now at its lowest point since post-recessions highs (down 50%). Faced with so few options, we believe buyers have expanded their search to explore, consider, and buy in neighboring towns they may not have heard of otherwise.
As of April 1, there were twenty-three (23) houses actively listed for sale, down from a high of thirty-five (35) listings on the same date in 2015. Those homes that were actively listed on April 1 of this year were on the market for an average of 7 months, down from 8 months in 2018, and from a high of 10 months in 2015.
