Buying activity in the Hanover, New Hampshire real estate market remained strong in 2018. The market saw eighty (80) sales of single-family homes, up 8% from 2017, with seventy-four (74) sales. The average negotiating discount – the % difference between a home’s list price and sale price – was 2.99% in 2018, down from a high of 5.64% in 2009, demonstrating that buyers are paying closer to the asking price of houses than they have in years prior.
In regard to luxury sales of properties listed for over $1 million, there were nine (9) properties that closed in 2018, down from eleven (11) that sold during 2017. Of properties that remained on the market at the close of 2018, eleven (11) were listed for over $1 million, up 83% from the same date in 2017, with just six (6) properties.
Prices in Hanover have appeared to trend upwards in the past several years, and the trend has continued in 2018. The average price of homes that sold in 2018 was $736,000, up nearly 50% from a low of $500,000 in 2009. In addition, the average price of homes actively listed on December 31, 2018 was $1,047,000, up from $884,000 in 2015. This is a reflection of how limited the inventory is for homes priced below $1 million and the substantial number of homes priced over $1 million that remain on the market in the New Year.
On a personal note, Snyder Donegan was pleased to have represented the purchaser in the most expensive transaction year to date in Hanover, which was the sale of 20 Rope Ferry Road for $3,575,000.
