
The Pomfret, Vermont real estate market has had an exceptional year thus far in 2018 with fourteen (14) sales of single-family homes during the first three quarters of the year, up 36% from 2017, which saw nine (9) sales. As of October 1, there were two (2) properties active under contract and set to close in the coming months.
One possible explanation for the increase in the number of sales could be declining inventory in Woodstock that is causing buyers to purchase in neighboring towns when normally, they would have purchased in Woodstock. Interestingly, inventory in Pomfret has also been following a trend of steady decline since 2015 and has now reached its lowest point since 2012 – with just sixteen (16) properties actively listed for sale.
In regard to luxury properties, there has been one sale above $1 million – 1710 Wild Apple Road – which closed for $2,900,000.
