The Lebanon, New Hampshire real estate market continued to be very hot in 2018, with one hundred (100) sales of single-family homes during the first half of 2018, essentially matching the same period in 2017, with one hundred and one (101) sales. As of this writing there were an additional twenty-two (22) properties active under contract or pending and set to close in the coming months.
A sign of continued strengthening of the Lebanon market is the tightening of the average negotiating discount (the percentage a house sold versus the last list price). The average negotiating discount has been steadily declining since 2009, where it was 4.51% in the first three quarters of the year, compared to just 2.39% this year. In short, sellers as a whole continue to give up less when negotiating on price and are getting closer to what they are asking for their homes.
Another sign of market strength was the average price of homes sold in the first three quarters of 2018 – roughly $281,000 for the first three quarters of 2018, up slightly from 2017 ($274,000), and generally increasing since the post-recession trough, where it was roughly $219,000.
