The Hartford Vermont real estate market (excluding the village of Quechee) saw sixty-two (62) sales of single-family homes in the first three quarters of 2018, down 17% compared to the same period in 2017, which saw seventy-five (75) sales. While this decrease is significant, we believe it is largely due to limited inventory rather than any reduction in buyer demand.
The median price of homes sold in Hartford during the first three quarters of the year was $228,000, up slightly from 2017, and generally following a rising trend since post-recession lows. Interestingly, the average price and median price of homes actively listed on the market on October 1, 2018 was $415,000 and $350,000, respectively. It is a reasonable hypothesis that prices in the Hartford market are gradually rising.
