Buying activity in the Hanover, New Hampshire real estate market continued to be strong in 2018. The market saw sixty-seven (67) sales of single-family homes in the first three quarters of 2018, up 10% from the same period in 2017, with sixty-one (61) sales.
Prices in Hanover appear to have trended upwards in the past several years, and the trend has continued in 2018. The average price of homes closed in the first three quarters of this year was $722,000, up from $682,000 in 2015. In addition, the average price of homes actively listed on October 1, 2018 was $1,058,000, up from $829,000 in 2015, a reflection of how limited the inventory is for homes priced below $1 million, and the substantial number of homes priced over $1 million that remain on the market.
In regard to luxury sales of properties listed for over $1 million, there were seven (7) properties that closed in the three quarters of 2018, down from nine (9) that sold in same period of 2017.
On a personal note, Snyder Donegan was pleased to have represented the purchaser in the most expensive transaction year to date in Hanover, which was the sale of 20 Rope Ferry Road for $3,575,000.
