
The Bridgewater, Vermont real estate market saw three (3) sales of single-family homes in the first three quarters of 2018, down 75% compared to the same period of 2017 – which admittedly was a rather unusual year for the market area as a whole – with twelve (12) sales. All three (3) of the homes that sold/closed this year did so during the third quarter. Currently there are two (2) properties under contract and set to close in the coming months.
Inventory of single-family homes in Bridgewater is at its lowest point since post-recessions highs, with just thirteen (13) houses actively listed for sale as of this writing. The likely explanation for this decrease is due to the unusually high number of sales that transpired in 2017, which likely left fewer houses on the market at the beginning of 2018. Of the thirteen (13) houses currently listed for sale, the average price was $586,000, and just four of the thirteen homes were listed for under $400,000.
