The Lebanon, New Hampshire real estate market continued to be very hot in 2018 with fifty-four (54) sales of single-family homes during the first half of 2018, down 10% compared to the first half of 2017, with sixty (60) sales. We believe this decrease in number of homes sold is due to a limited inventory rather than any decrease in buyer demand. To illustrate this, consider that on July 1 there were just twenty-two (22) single-family homes actively listed on the market, which is quite a limited supply given that the Lebanon market saw a total of 123 sales in the full year of 2017. From our perspective it appears as though any inventory that hits the market is being purchased quickly.
As of this writing there were an additional nineteen (19) properties active under contract or pending and set to close in the coming months. With the number of properties already closed and those currently under contract, 2018 looks to be on a similar pace to 2017.
