
The Woodstock, Vermont real estate market saw eleven (11) sales of single-family homes during the first quarter of 2018, down substantially compared to 2017, with twenty-one (21) sales. But it’s important to take into consideration that 2017 may have been an outlier for the Woodstock market considering that it was up about 30% compared to any other year on record.
It’s also important to remember that buying activity is almost always slowest during the first quarter, because snow covers the ground and cold weather discourages many from wanting to go out and look at houses. And this past winter was more harsh and longer in duration than many prior years, potentially impacting first quarter sales to an even greater degree.
As of April 1st there were eleven (11) properties active with contract or pending, most of which will close during the second quarter, and will very likely be joined by quite a few other properties that will close before the end of that period. In addition, three of these eleven properties that are under contract are listed for over $1 million, demonstrating that there continues to be buying activity in the luxury market. Given all of this, we believe 2018 will be another great year for the Woodstock VT real estate market (barring any major national/worldwide economic crises).
