
The Quechee, Vermont real estate market had a record-breaking first quarter, with fourteen (14) sales of single-family homes during the first quarter of 2018, up 55% from the nine (9) transactions that transpired in 2017. And as of April 1st there were fifteen (15) properties active under contract or pending, most of which will close in the coming months. Should these fifteen properties close during the second quarter (and it is likely there will be some others as well) the second quarter will also set a record for the market. To put these numbers in perspective; the full year of 2017 saw fifty-two (52) sales of single-family homes, which was an all-time record for the market, and it now looks likely that 2018 will do even better.
When evaluating this exceptional first quarter, it is important to take into consideration that buying activity during this period is almost always the slowest of the year, when snow covers the ground and the weather keeps many from wanting to look at houses. Given the elevated number of sales that transpired even with the harsher winter, we believe that 2018 will be an exceptional year for the Quechee VT real estate market. Of course, any of these insights would change dramatically should a major stock market adjustment or large national/worldwide economic crisis occur.
