The Hartland, Vermont real estate market saw three (3) sales of single-family homes in the first quarter of 2018, down slightly from six (6) sales in 2017. Buying activity in the first quarter is almost always the slowest period of the year due to snow covering the ground and bad weather discouraging many from wanting to take on the elements to look at houses. A year where there are very few sales during the first quarter doesn’t necessarily mean that there will be diminished buying activity in subsequent periods. For example, 2014 saw just two (2) sales during the first quarter but an additional twenty-nine (29) sales before year end, demonstrating that many full year sales can follow a first quarter with almost none.
Given the normally decreased buying activity during the first quarter, and the fact that this past winter has been long and harsh, it is still too early to predict how the Hartland VT real estate market will do in 2018. As of April 1, there were four (4) properties active with contract or pending. There is time for more properties to go under contract and close before the end of the second quarter. There is still time for more properties to go under contract and close during the second quarter, but it is also still too early to predict how that will pan out.
