2017 was another good year for the Lebanon, New Hampshire real estate market.
The following chart shows the historical average negotiating discount (the percentage a house sold versus the last list price) in Lebanon from 2004 through 2017. It indicates a tightening market, where sellers are able to give up less on price during a negotiation. The average negotiating discount for Lebanon in 2017 was 2.61%.
As of this writing in January Lebanon has just 17 active listings, which works out to just a little over one and a half months worth of supply (should 2017 be any indication of what 2018 will be like). Many more listings will have to come on the market throughout the year to satisfy buyer demand, and we expect some buyers to choose neighboring towns such as Enfield and Canaan as alternatives to Lebanon.
