The average negotiating discount (the percentage a house sold versus the last list price) decreased in 2017 to 3.74%, from 4.5% in 2016.
As of this writing in January, the Hartford market had just 19 single-family homes on the market, which works out to just over 2.5 months worth of inventory. To meet buyer demand, Hartford will need a steady influx of listings in the spring and throughout the year. To what extent that happens will determine how much leeway buyers and sellers respectively have in negotiating.
