Real Estate Market Report for Barnard, Vermont - 2017 in Review

 

2017 was an exceptional year for the Barnard, Vermont real estate market, emphasizing a return to what was previously the highest point in the market, in 2004.  

 

The chart below shows sales of single-family homes in Barnard from 2004 through 2017.  3 homes sold/closed for over $1 million in 2017, which is the second greatest number of homes to have sold for over $1 million in any given year on record.  This serves as a strong indication that the luxury real estate market in Barnard has not only recovered, but is also thriving.  Snyder Donegan assisted all three sellers and two buyers of those properties sold for over $1 million in 2017.  For pictures and more information on those sales, click here.

 

 

The next chart shows the historical average negotiating discount (the percentage a house sold versus the last list price) during the same period of time.  In 2009, at recession lows, the average negotiating discount was 21%, but in 2017 the figure dropped to 7%.
