The S&P/Case-Shiller house-price index of 20 big metropolitan areas rose a seasonally adjusted 1.1%in March from February, the largest monthly gain since April 2006, and was up 10.9% from a year earlier. Existing-home sales have been higher than year-earlier levels for 22 straight months. They recently reached their highest monthly level since government home-buyer tax incentives expired in November 2009.
The US stock market keeps powering ahead. For the past 3 years, it climbed the proverbial "wall of worry" and now it is simply moving ahead as underlying fundamentals slowly keep improving. No-one wants to believe it, really, because the lingering memory of 2008-2009 left a fairly deep impression on most of us. We are coming in on 5 years out from the "meltdown" at this point. We understand that the vacation home areas around Boston (the Cape and particularly Nantucket and Martha's Vineyard) have been extremely hot for much of 2012 and ongoing, and a recent Boston Globe article talks about the sharp improvement in the Boston real estate market (see HERE). That improvement usually takes about a year to reach the greater Woodstock area, so we are more and more confident that second-home buying in our area will continue to improve as we move out of "mud season" and into the summer. Inventory levels are still higher than normal in this area with 270 residential homes for sale in the towns of Woodstock, Barnard, Pomfret, Hartland, West Windsor, Reading and Bridgewater as of this morning, so there are a lot of wonderful choices, but the inventory is being slowly mopped up by improved buying. The number of homes listed for sale usually peaks in late spring/early summer each year (which is when many people choose to list their homes). And it is worth noting that the 270 homes for sale in our area is a 15% improvement from the 310 homes for sale in June 2011. We are very excited that the Barnard General Store re-opened this week with full kitchen, baked goods, stocked shelves and beautiful produce. Had a pastry and a hot cup of joe. Was great to see it re-open, just in time for Memorial Day, swimming in Silver Lake and an ice cream cone!
