Woodstock Vermont Real Estate Market Report - Third Quarter, 2018

The Woodstock, Vermont real estate market saw thirty-three (33) sales of single-family homes during the first three quarters of 2018. While sales were down 34% compared to the same period in 2017, which saw fifty (50) sales, it is important to take into consideration that the red-hot pace of 2017 was quite unusual for the market. In addition, we also believe the decrease in sales is not necessarily due to any decrease in buyer demand, but is actually a reflection of insufficient inventory, especially for properties listed under $500,000.


Supply of homes in Woodstock has been declining continually since 2010 and is now at its lowest point since post-recession highs, with just sixty-one (61) properties actively listed for sale – a 52% decrease compared to the same date in 2011, with 127 properties. This reduction in inventory can be observed even more readily in properties listed for under $500,000, which make up the bulk of sales every year.


On October 1, 2014 there were seventy-four (74) properties listed for under $500,000.  On the same date this year there were just nineteen (19) properties listed – a whopping 74% reduction.  For the first time on record there were more sales in the first three quarters of 2018 than there were properties actively listed at the end of that period. A graph at the end of this report depicts this very well. As a result, we anticipate increased prices for certain properties listed under $500,000, especially those that are in the village where demand is highest.


In regard to luxury sales of properties over $1 million, there were four (4) properties that sold in the first three quarters of 2018. As of October 1, there was one (1) additional property listed for over $1 million currently active under contract and set to close in the coming months.  On a personal note, Snyder Donegan was pleased to represent the seller in the most expensive transaction year to date in Woodstock, which was the sale of Quinn Farm Lodge (1731 Prosper Road) for $2,300,000. 


The first of the following charts shows historical sales from Q1-Q3 in Woodstock from 2004 through 2018. The second chart shows the number of single-family homes that were actively listed on October 1, over the same period. And the final graph shows historical sales of properties listed for under $500,000 from Q1-Q3, and the number of actively listed properties on October 1, from 2013 through this year.
