The Pomfret, Vermont real estate market saw one (1) sale of single-family homes during the first quarter of 2018, down slightly from 2017, which saw three (3) sales. As of April 1st there were two (2) properties active under contract or pending, which will close in the coming months, most likely in the second quarter. Of those two properties that are under contract, one is listed at $3.6 million, and the other just shy of $1 million.
It is important to remember when evaluating first quarter sales that buying activity is almost always the slowest during this period, when snow covers the ground and cold weather discourages many people from wanting to go out and look at houses. From a historical perspective, from 2004-2017, on average just 18% of sales occurred during the first quarter, while a majority, 26% and 31%, occur during the second and third quarter, respectively. This past winter was particularly harsh and long in duration, possibly having an even larger impact than normal on first quarter sales. Taking all of the above into consideration, it is still too early to predict how the rest of the year will turn out for the Pomfret VT real estate market.
